How do I find a property to rent with Boulevard Lettings & Estates?

View our available properties online and contact us about any property you are interested in. We will explain the viewing and application process.

You may be asked to provide identification, proof of address, evidence of income/employment and information required for Right to Rent and referencing checks.

Referencing helps establish whether an applicant is suitable for the property. It may include identity, affordability, employment, previous rental history and Right to Rent checks.

The timescale can vary depending on how quickly information and documents are provided and how quickly third parties respond.

Affordability requirements can vary depending on the property and tenancy. We will explain the relevant criteria before you apply.

You can apply to rent a property. The application will be assessed according to the applicable affordability, referencing and legal requirements.

A guarantor may be considered where appropriate, subject to the property’s requirements and the guarantor meeting the relevant criteria.

The deposit will depend on the property and tenancy and will be subject to the applicable legal requirements.

Where a tenancy deposit is required, it will be handled and protected in accordance with the applicable tenancy deposit legislation and scheme requirements.

The amount required before moving in will be explained to you before the tenancy starts and will comply with the applicable legal requirements.

We will explain the next steps, including the tenancy paperwork, payments, move-in arrangements and key collection.

For emergencies, follow the emergency instructions provided with your tenancy information. If there is an immediate risk to life or safety, contact the appropriate emergency service.

You should not make alterations or significant changes to the property without obtaining the required permission. Check your tenancy agreement or contact us first.

Yes, you can request permission to keep a pet. Under the Renters’ Rights Act, requests must be made in writing and will be considered on their individual merits — we cannot unreasonably refuse. We’ll respond in writing within 28 days of your request (we may ask for more details about the pet, which can extend this slightly). Please don’t bring a pet into the property until you’ve received our written agreement.

Can someone else move into the property?

You should contact us before allowing another person to move into the property. The tenancy agreement and applicable legal requirements will determine what is permitted.

Subletting is not permitted unless you have the appropriate permission and it is allowed under your tenancy arrangements.

Contact us as soon as possible. Early communication gives us the opportunity to understand the situation and discuss the appropriate next steps.

Your notice requirements depend on your tenancy and the law that applies at the time. Contact us before making arrangements to leave so we can explain the correct process.

We will explain the move-out process, including notice, cleaning, returning keys, the check-out inspection and deposit arrangements where applicable.

A check-out inspection assesses the property’s condition at the end of the tenancy and compares it with the relevant inventory and check-in information.

Deposit return times can depend on the check-out process, any agreed deductions and the applicable deposit protection scheme procedures.

If an agreement cannot be reached about proposed deductions, the relevant deposit protection scheme’s dispute resolution process may be available.

Your responsibilities are set out in your tenancy agreement and applicable law. They generally include paying rent when due, looking after the property, reporting repairs promptly and allowing reasonable access when required.

Landlord responsibilities depend on the property and tenancy but can include maintaining certain aspects of the property, meeting applicable safety requirements and complying with relevant housing legislation.
